Bristol Lake HOA
Our neighborhood is the Bristol Lake Home Owners Association. We began from a community investing in land, green space and a lake. To maintain this investment and our continued enjoyment of our neighborhood, we employ Towne Properties. This property management company continues to monitor: our neighborhood's overall appearance, collection of HOA dues, legal expenses, contract expenses which would include pool maintenance, lake maintenance, park development, sprinkler system and grounds care and any other general maintenance of common grounds.
Our HOA Board of Trustees, elected by the neighborhood, oversee contract negotiations, actions of the association company, and develop any major planning of the neighborhood. The board members are fellow neighbors and take this volunteer position very seriously.

What is the purpose of the Home Improvement Application Form?
In Bristol Lake, our neighborhood is governed by a Declaration of Covenants aimed at preserving the value of our properties, grounds and community assets.
Submitting an improvement app insures your planned improvement conforms to the Association's Declaration, enhances the beauty of the Community, maintains the architectural harmony of the Community and does not inconvenience your neighbors. It also enables the Association to determine what information and assistance it can give in order to expedite completion of your planned improvement.
When do you file an Home Improvement Application form?
An application form must be submitted for any change to the exterior of your building or grounds.
Who reviews the Home Improvement Application forms?
Our neighborhood has enlisted the services of Towne Properties, a property management company, to handle the daily administrative and legal tasks. The application will go through an approval process with the volunteers of the Bristol Lake Board of Trustees.
How long is the approval process for the Home Improvement Application form?
Please allow 30 days for response. If you have an urgent deadline, please email the property manager (this will not guarantee a faster turnaround but the board will be notified of the urgency).
Is there an option to submit a Home Improvement Application form via email or mail?
Not at this time. We are striving to have an efficient approval process, so please follow the electronic submission directions.
Pool Rules Glass Container Violation
The Pool is for the use of those neighbors who are current in payment of their assessments.
NO GLASS containers are allowed in or around the pool area.
This is a state law, not just Bristol Lake policy. Glass containers are unacceptable, no exceptions. If a glass container were to get broken, the pool, the concrete deck, under the shelter, etc., will be shut down for a minimum of one week to all members of the community.
Our pool company would be contacted to complete the following actions mandated by the health department: drain the pool, clean the pool, power-wash the pool deck, refill the pool, and adjust the chemicals. Re-opening would be based on passing the inspection.
The homeowner responsible for the broken glass will be held responsible for all charges related to the clean-up of the community pool.
Anyone seen bringing glass containers into the pool area will face:
First offense: You will be asked to leave the pool area, taking the glass container(s) with you. Your key fob will be deactivated for one week and a letter will be sent from Towne Properties regarding the violation.
Second offense: In the event you bring glass a second time, you will be asked to leave the pool area, taking the glass container(s) with you. Your key fob will be deactivated for two weeks, you will be fined $100.00 for the second violation and letter will be sent to your attention from Towne Properties.
Third offense: Should you choose to violate these rules a third time, you will be asked to leave the pool area, taking glass container(s) with you. Your key fob will be deactivated for the remainder of the pool season, you will be fined $400.00 for the third violation and a letter will be sent to your attention from Towne Properties.
The Bristol Lake HOA Board has no desire to deactivate anyone's key fob or access a fine, however this violation is taken very seriously and is treated as such. All cameras at the pool shelter are activated and can be reviewed as needed.
